Traffic Meeting Announcement

A few weeks ago we filed our Preliminary Plan application for the development of the WMAL – Greentree Road property with the Maryland-National Capital Park and Planning Commission. Park and Planning Staff accepted the application as complete on June 22 and posted it on their website. Over the next few months, Planning Staff will review our application, make a recommendation to the Planning Board, and set a date for a public hearing sometime in the Fall.

As promised, we are holding a community meeting specifically to review the traffic report as well as the County’s process for reviewing and approving the report. We look forward to hearing your thoughts at our community meeting on July 27.

A rare jewel in the suburban DC region

This unique and beautiful 75-acre site is zoned for development as a medium-density residential community. We have partnered with architecture firm Torti Gallas to design homes that will be compatible with the surrounding Bethesda neighborhood. Our plans include a mix of single-family homes and townhomes with prices starting just under $1 million for townhomes and just above $1 million for single-family homes.



We've designed the WMAL site to be a walkable, sustainable, and enriching community. Our plan features about 20 acres of open space, a walking trail system, a clubhouse, green streets and carefully crafted streetscapes. In accordance with the existing Master Plan and zoning, our plan provides 328 homes connected by picturesque curved streets. A little more than half of the residences will be single-family homes; the rest will be townhomes. Additionally, we have reserved 5 acres for the County to purchase, if it so chooses. We look forward to submitting our plan to Park and Planning in May.

Preliminary Plan Application Announcement

05/31/16

Last week we submitted our Preliminary Plan application for the development of the WMAL – Greentree Road property to the Maryland-National Capital Park and Planning Commission (MNCPPC). Our plan comprises 328 homes connected by picturesque curved streets. A little more than half of the residences will be single-family homes; the rest will be townhomes. We also reserved 5 acres for the County to purchase, if it so chooses.



We’ll share a link to the application and the traffic report when MNCPPC has accepted it as complete. Keep in mind that the MNCPPC Staff’s acceptance of the application as complete does not involve a substantive review of the Preliminary Plan or the traffic report. The substantive review by MNCPPC Staff will take place once the determination is made that the application is accepted.



As promised at our April 9th Pre-Application Meeting, we’ll select a date for a supplementary meeting with the community to discuss the results of the traffic analysis prepared by our consultant Wells + Associates. We’ll announce a date for that meeting in the coming weeks.



Throughout the past year, we’ve met with civic organizations, community leaders, and concerned residents for several months and will continue our outreach as the development process moves ahead. On November 20, 2015, we submitted our Concept Plan to Park and Planning. We based our Concept Plan on the comments we received from community members, as well as on our vision for the community. The Concept Plan is not the final design for the property, but serves as an initial basis for feedback from Park and Planning as well as County agencies regarding issues that need further analysis.

A message from us

As we move forward with our land planning process, our technical consulting team will be conducting research on site. You can expect to see them on site through the coming months. We've instructed our consultants to be courteous and careful while traveling to and from the site. All of the investigatory work will be performed between Monday and Friday, from 8:00 am to 5:00 pm.

Please keep in mind that we're still in the investigation stage of the new development, so we don't have many details to share with you just yet.
